Learning from Hotel Design: How Breakout Spaces Help Retain Office Talent
By Diana Mosher
A breakout space is a small, informal area designed for people to step away from their primary workspace. It doesn’t require a dedicated room, a big budget or a major renovation.
Breakout spaces also work well for multifamily common areas as well as individual apartment homes.
The secret is flexibility. Look for furniture that can be moved, mixed and matched or quickly reconfigured to transform an overlooked corner into a useful destination. Casters make furniture even more adaptable, while movable screens or shelving can provide a sense of separation without building a wall.
It might be a trio of ottomans, a pair of comfortable chairs and a small table tucked into an underused corner, a bench along a window or—in an office setting—a few lightweight lounge chairs near the coffee station. These spaces give people an alternative to the traditional desk or conference room. They can support impromptu meetings, brainstorming, one-on-one conversations, heads-down work or a much-needed change of scenery.
For workplace projects in particular, these are some of the biggest benefits:
- Encourage collaboration: Comfortable lounge areas, café spaces, and small meeting nooks make it easy for employees to exchange ideas without booking a conference room. Many innovative ideas emerge from spontaneous conversations.
- Increase productivity: Employees can choose the environment that best fits the task. A quiet breakout area may be better for concentrated work, while a casual seating area is ideal for brainstorming.
- Improve employee well-being: Taking short breaks away from a workstation can reduce stress, combat mental fatigue, and improve overall job satisfaction. Access to natural light, plants, and comfortable furniture can further enhance these benefits.
- Support hybrid work: As offices become destinations for collaboration rather than just individual work, breakout spaces provide flexible settings for in-person meetings, video calls, and team gatherings.
- Strengthen company culture: Informal gathering places encourage employees from different departments to interact, helping build relationships and foster a stronger sense of community.
- Impress clients and recruits: Attractive, hospitality-inspired breakout areas create a positive first impression and demonstrate that an organization values employee experience. This can be a competitive advantage when attracting and retaining talent.
- Maximize real estate value: Flexible spaces often accommodate multiple activities throughout the day—from coffee breaks and impromptu meetings to training sessions and social events—making better use of office square footage.
Many of today’s most successful workplaces draw inspiration from hotels and upscale residential interiors. Features like comfortable lounge seating, café tables, acoustic privacy, integrated power, biophilic design and residential-style lighting create inviting environments where employees want to spend time.
For commercial real estate owners and tenants, thoughtfully designed breakout areas can contribute to higher employee engagement, improved collaboration, and greater workplace satisfaction—benefits that can ultimately support tenant retention and return on investment.
